POSITION OVERVIEW As the Maintenance Director at Evernest Property Management, you will be entrusted with the responsibility of providing strong leadership and expertise for our Richmond portfolio of Multifamily properties.
Your primary objectives will include managing and directing our in-house maintenance technicians, ensuring compliance with local regulations for each property, and fostering strong vendor relationships.
Your exceptional contributions will play a pivotal role in helping Evernest achieve the ambitious goal of reaching 250,000 doors by the end of 2024.
RESPONSIBILITIES Supervise and develop in-house maintenance technicians to ensure they achieve their weekly goal of working 40 hours and billing 38 hours.
Provide mentorship, training, and support to enhance the skill set and performance of the maintenance team.
Foster a collaborative and efficient work environment to maximize productivity and customer satisfaction.
Regularly update and maintain these SOPs to ensure all procedures are current and adhered to consistently.
Utilize data analytics tools and techniques to identify trends and predict maintenance needs accurately.
Ensure strict adherence to safety standards and municipal regulations across all properties under your supervision.
Cultivate and maintain strong relationships with vendors and contractors to ensure timely and high-quality service delivery.
Negotiate contracts and ensure the best possible terms for maintenance services.
KEY COMPETENCIES Great English communication skills and friendly interpersonal skills (written and verbal).
Leverage of property management software and company provided tools to enhance operational efficiency.
Strong organizational skills and attention to detail are essential.
Independent Problem-solver.
Natural sense of urgency.
Ability to display a big-picture mindset to align your work with Evernest's long-term goals and vision.
Exhibit strong leadership qualities, motivating and inspiring the maintenance team to achieve exceptional results.
Possess a passion for excellence in property maintenance, driving continuous improvement in service quality and efficiency.
REQUIREMENTS 5+ years of experience operating a Maintenance realm and/or project management position within a construction company or Property Management Company.
10+ years of professional experience.
Must be willing to travel (up to 20% of the job).
